These loans offer you a convenient front-end, one-time close, and site improvements can be financed into them. They’re available for both single- and multi-section homes. With no Private Mortgage Insurance (PMI) and the opportunity to buy down your interest rate, Land/Home loans can have modest monthly payments. In addition, no permanent foundation or survey is required. You may qualify for longer loan terms, and closing costs and points can be financed into your loan, meaning no out-of-pocket closing costs to you.
Also known as Chattel loans, these are personal property loans, made for the purchase or refinance of a manufactured home that is not permanently attached to real estate. Down payment requirements can be as low as 5%. Terms for Chattel loans are usually capped at 20 years. The interest rates are typically 3-4% higher than a conventional mortgage.
